I do want to apologize for missing more days than I'd like to. I am trying for four new financial articles per week. However, I'm fighting both depression and being busy with real life, and working for money has to take priority over writing about work essentially for free. Sometimes it's kind of hard to pick a topic I want to write upon. It's not a shortage of ideas. I have over 200 essay topics outlined, and about 90 percent of them are real estate related. Perhaps it's an embarrassment of riches. However, many of the topics require more time than I have to devote to them in a lot of cases. Sometimes, it's also hard to pick one topic out of the list.

If you do have a specific question or topic you'd like to see covered, though, asking it does make me feel like someone out there is paying attention. Sometimes, one question or comment makes all the difference.

I'm sorry you're dealing with depression, not to mention having to worry about work and finances. It hasn't yielded any fruit yet, but I'm telling my relatives in California to let me know before they do a loan on anything, so I can refer them to you. Your site is excellent and your writing very clear--thank you!

All my questions you have possibly answered--I feel like I need to search the archive before I ask about them, and of course need time to do that! Or I wonder if they are more appropriate for other sites and not a site as 'serious' as yours. First things coming to mind is how many reasonable repairs and improvement should you do before putting a house on the market? How old can the carpet be before you might as well not have put new carpet in (it seems wrong to put in new carpet and never get to enjoy it!)? How about small repairs that no one really asks about--for example, we bought this house and didn't realize/weren't told that none of the outside faucets worked. Which means no burning leaves or anything until we get more installed. So now we're looking at paying to get them fixed, and faced with the question of just doing one, which is all we need, or getting them done in multiple spots to make the house better. But we didn't ask about the faucets to add or not add to the sale value, so why would others?
